Buying your first home
I reckon, your first home is something you’ll never forget. The excitement I’ve seen on the faces of my family and friends when they decide to buy their first home is always priceless.
But there is always that sense of trepidation for any First Home Buyer.
I can see the wheels ticking over in their minds.
“Have I done the right thing?”, “Can I afford it?”
Well that’s pretty natural, after all, buying your first home is probably the biggest financial decision you’ll make in your life but let me tell you, it’s a good decision and one which can set you up for life. Here’s why it’s a decision you will never regret.
Buying established or Building
Good old fashioned common sense will tell that that building a new home is a better idea than buying an established property. For a start if you are a First Home Buyer you may qualify for the Government’s $10,000 First Home Owner’s Grant (FHOG). You can’t get it for an established home so you’re $10,000 ahead already.
Plus there’s no Stamp Duty payable on vacant land so again you’ll be thousands in front. There are also other concessions for First Home Owners and you might qualify for a ‘Keystart’ loan which can help even more with your repayments. Building a new home certainly seems to make good financial sense to me but there are a bunch of other reasons why I reckon it’s better building a new home.
You’re not going to inherit other people’s problems with a new home. Invariably if you buy an existing home it will need some renovations to get it looking the way you want.
Believe me, after 13 seasons on The Block I know a bit about how much renovations can cost and how difficult they can be. So buy new and avoid falling into the money pit of renovating.
You know how people always talk about that “new car smell”. Well it’s the same with a new home there’s a certain smell of a freshly built home. It’s almost indescribable, it’s fresh, new , unsullied by past owners. I love it. Also you have a home that is totally yours to paint and decorate exactly how want. Go wild with bright colours, cartoon wallpaper – you can do whatever you want and I’ve seen a few crazy ideas in my time.
That’s the fun of having your own home. No rent inspections. No rules. It’s the start of a wonderful adventure when you move into a home built just for you.
